The property in its current state is a 3 bedroom double reception semi-detached family house. Located just off the popular Mill Road the property can be accessed from Perne Road.
It’s composed of a ground floor living space – kitchen with extension, 2 receptions and a first floor consisting of 3 bedrooms.
The rear of the property faces the existing garden, offering a high-quality space with pleasant views out. The aim of the project is to take advantage of this space and maximise its benefits, whilst enlarging the space to accommodate the family’s needs.

The future

  • Rear extension:
    A new open plan living/dining space will be created via the erection of a brand-new rear extension.


  • Side extension:
    As part of the rear extension, there will also be more space toward the side to accommodate multiple uses of the space


  • Loft conversion:
    In order to get the space for another bedroom with an en-suite in the roof area, we discussed enlarging the roof with a hip to gable loft conversion or flat roof rear dormer. There are several rear dormers in the area which are commonly used to accommodate more bedrooms.


  • Parking spaces:
    The new scheme maintains its front driveway area where there is space for one car to be parked. However, it has also been discussed with the client that they are happy to pave the whole front garden in order to make room for an additional car.


  • Bike spaces:
    Bike access to the property may be needed in which case a side gate may be useful in order to avoid moving bikes through the house. Currently, they are stored next to the garage, but the property may benefit from allocated bike parking space behind the gate which can only be accessed by a security code system
